APPLICATION PROCESS SUMMARY
(Application and Lease Available for Detail Review)

We are an equal opportunity renter. We welcome anyone who completes an application, meets our qualification standards, and wants to live at any of the properties we manage.

For Coastal to take a property off the market while considering approval of your application:

All adult applicants must submit a fully completed, dated and signed application and lease agreement.
A non refundable application fee of $50.00 is required from EACH applicant, as a fee for our cost and expenses in checking your credit, employment, rental, and criminal history. In addition the fee covers our cost and expenses for processing one guarantor, if required. An additional non refundable application fee in the amount of $50 will be charged for the processing of each additional guarantor.
A deposit and/or a hassle free move out fee will be required. If your application is approved by us; the Lease is signed by you; and you take occupancy under the Lease, the Deposit will be credited to the security deposit required by the Lease. If your application is approved (even if you have not received notice of approval from us) and you fail to sign a Lease, we will be entitled to keep the Deposit as agreed and liquidated damages. If you have signed a Lease and your application is approved (even if you have not received notice of approval from us and even if we have not yet signed the Lease) you will be obligated to comply with the terms of the Lease once it is signed by us. The Deposit will only be refunded if your application is not approved. Keys will be furnished after the Lease and other rental documents have been properly executed by all parties; the term of the Lease has commenced; and all applicable rents and security deposits have been paid. This application does not obligate us to execute a lease or deliver possession of the premises.
All adult applicants must provide Coastal with all the necessary information to process and approve the application. Failure to provide the necessary information to process and approve the application by the end of the next business day entitle us to refuse the application for that reason and to retain the security deposit as agreed and liquidated damages.

Approval Process:
Income

The applicant's monthly household income must be equal to or above 3 times the monthly rent. If the income of the applicant does not equal at least 3 times the amount of the monthly rent, a guaranty of lease may be required. Failure to provide a Guaranty will entitle us to refuse your application for that reason and to retain the security deposit as agreed and liquidated damages.

Credit

The applicant's and guarantor's credit history must be in good standing and equal to or above an Equifax credit rating of 620. If the applicants credit is not in good standing and the rating is below a 620 a guaranty of lease and/or a security deposit equal to two months rent may be required.

Rental Reference

An applicants previous rental history must reflect timely payments, sufficient notice of intent to vacate, no unresolved complaints regarding disturbances or illegal activities, no unpaid NSF checks, and no unpaid damage to unit or failure to leave the property clean and without damage at time of lease termination. If we do not receive a positive rental reference the application may be denied and any exception will need to be submitted in writing to the property manager for presentation to the owner for consideration. If approval is then given for such exceptions, a guarantor and/or a security deposit equal to two months rent may be required.

Criminal History

The applicant and/or adult occupants may be denied if the criminal background report states any of the following:
1. At any time, have had a felony conviction or subjected to deferred adjudication for a felony.
2. At any time, have had a misdemeanor conviction for a sex crime
3. At any time, have had a conviction or deferred adjudication for a crime that is drug related or that involves violence against a person or property

Please note that the Application Fee and Deposit must be submitted on separate checks or money orders. For your protection, we accept only personal checks, cashiers checks, or money orders.......NO CASH!!.
